Wet drywall does not always need to be replaced, and the honest answer turns on three things: how long it was wet, how dirty the water was, and whether it held its shape.

Most articles skip straight to "call a pro," which is not an answer when you are standing there with a utility knife deciding where to cut.

So here is the actual decision tree restoration crews use, in the order they use it, including the part about what is behind the board.

The wall is only half the question. The insulation and framing inside the cavity often decide the answer before the drywall does.

When wet drywall can be dried and saved

Drywall survives when all four of these are true, not just one or two.

  • The water was clean. A supply line, a fridge line, rainwater through a window, an overflowing tub.
  • It was wet under 48 hours. Drying started fast, not after the weekend.
  • It is still firm. Press it. Solid board resists your thumb. Soft or spongy board is finished.
  • There is no wet insulation behind it, or the wall cavity is empty.

Paper facing that is lightly stained but flat is cosmetic. That is a paint and primer problem, not a demolition problem.

Gypsum itself does not rot. What fails is the paper facing on both sides, which is exactly what mold feeds on.

This is why the same wall can be fine at hour six and ruined at hour sixty. Nothing changed but the clock.

If the leak came from above and left a stain, first confirm the source is dead. A ceiling stain that is still spreading means you are drying a wall that is still getting wet.

When wet drywall has to be replaced

Any one of these is enough on its own. You do not need a second reason.

  • Sagging, bulging, or bowing. The core has lost its structure and will not recover.
  • Crumbling or soft to the touch. The gypsum turned back to powder.
  • Visible mold or a musty smell at the wall, even after the surface feels dry.
  • Sewage, floodwater, or standing water that sat. Contamination soaks into the core.
  • Wet fibrous insulation behind it. You cannot dry that through the wall.
  • Still reading wet after several days of proper drying with fans and a dehumidifier.

That last one catches people. If the meter has not moved in three days of hard drying, the board is not going to dry. Cut it.

Wet fiberglass or cellulose insulation is the quiet dealbreaker. FEMA's flood repair guidance is blunt: to get soaked insulation out, the wallboard has to come off.

Foam plastic insulation is the exception. It does not hold water the same way and can often be left in place to dry.

The 24 to 48 hour clock behind the whole decision

Every rule above is really one rule wearing different clothes: mold starts in one to two days on wet paper.

Drywall paper, wood framing, and dust are food. Add moisture and room temperature and you have everything mold needs.

The clock starts when the material got wet, not when you noticed. A slow leak behind a vanity may be on day forty by the time you find it.

That is the difference between a burst supply line you caught at 2 a.m. and a stain that grew quietly all winter.

Once mold is established, drying no longer saves the board. Dead mold in the wall still releases spores and allergens you can breathe, so it has to leave the building.

Clean water, gray water, and sewage give different answers

The restoration standard, IICRC S500, sorts water into three categories, and each one changes what happens to the drywall.

  • Category 1, clean water from a supply line or rain. Drywall is a candidate for drying in place.
  • Category 2, gray water from a dishwasher, washing machine, or toilet overflow with no solids. Usually dried only if caught immediately, otherwise removed.
  • Category 3, black water from sewage, a toilet trap, or outside floodwater. The drywall is removed. Always.

The reason is simple. Drywall is porous, so contamination goes into the core where no cleaner reaches it.

You cannot wipe a sewage-soaked wall clean any more than you can wipe a sponge clean by rinsing the outside.

There is a trap here. Clean water degrades. Category 1 water sitting in a wall for two days becomes Category 2, then Category 3.

So a burst pipe you ignored for a week is not a clean-water loss anymore. If the source was a sewage backup in the house, the whole affected wall section goes, no argument.

Wet ceiling drywall carries a risk walls do not

Ceilings get judged harder than walls, and the reason is gravity, not mold.

A saturated half-inch ceiling panel holds many pounds of water while its fasteners pull through the softened paper.

When it lets go, it comes down in sheets, at once, usually onto whatever is below it. That is an injury, not an inconvenience.

If a ceiling is bulging, sagging, or dripping, treat the room as unsafe. Clear the space under it and do not poke at it while standing beneath.

A ceiling that only shows a flat brown ring and is firm to the touch is a different case. That is often stain-blocking primer and paint.

Textured or popcorn ceilings in homes built before the 1980s add one more warning. Those coatings can contain asbestos, so get them tested before scraping or cutting.

How to dry wet drywall in place

If the board passed the four tests, the goal is to move air through the wall cavity, not just across the paint.

Pull the baseboard off first. Wet trim traps moisture at the exact spot where water pooled.

Then open the cavity. FEMA's repair guidance says to drill or cut ventilating holes low on the wall, positioned so the baseboard hides them later.

Some crews cut a continuous slot a few inches off the floor instead of holes. Same idea, more airflow, still hidden by the trim.

Now run the equipment. Air movers aimed along the wall surface, plus a dehumidifier in a closed room to pull the moisture out of the air.

Open windows only help when the outside air is drier than the inside air. On a humid day, opening up makes it worse.

The flood cut: how high do you actually cut?

When the drywall does have to go, the standard move is a flood cut: a clean horizontal cut across the wall.

The rule of thumb is to cut 12 to 24 inches above the highest waterline, because gypsum wicks water upward past the level you can see.

Many crews just cut at 2 feet or 4 feet, since drywall comes in 4 foot widths and cutting on that line makes the patch simple.

Cut in a straight line, and cut so the new edge lands on a stud. A patch with nothing to screw into will crack later.

Once it is open, look at everything inside: insulation, wiring, the bottom plate, and the back side of the board, which is usually worse than the front.

Bag the removed material as you go. Dragging soaked, moldy drywall through the house spreads spores into rooms that were fine.

Check for wiring and plumbing before the blade goes in. Set the utility knife to a shallow depth and score rather than plunge.

In homes built before 1980, drywall joint compound sometimes contained asbestos, so have it tested before sanding or dry-cutting large areas.

Cut out the wet insulation too, and cut it back to dry material. Half-removing it leaves a damp core that keeps the cavity wet.

How to tell the wall is really dry before you close it up

Dry to the touch means nothing. The surface dries first while the framing and cavity stay wet for days.

The only honest test is a moisture meter, and a usable one costs about the price of a decent drill bit set.

Take a reading on an undamaged wall in another room first. That is your dry standard, the number you are trying to get back to.

Then read the wet area daily. You want the readings falling and then flat at the dry standard for two days running.

Restoration crews treat wood framing above roughly 16 percent moisture content as a problem worth chasing, and the building code caps framing lumber at 19 percent when walls are closed.

Do not hang new drywall over damp studs. You will seal the moisture in and be opening the same wall in six months.

Read in several spots, not one. Take readings at the floor line, mid-wall, and at the studs, since the bottom plate dries last.
