Where the storm water is getting in

Do this while it is still raining if you safely can. A dry basement hides its own answer.

Walk the perimeter with a flashlight and look for the wettest point. Storm water almost always enters at one of six places.

  • The cove joint, the seam where the floor slab meets the wall, seen as water welling up at the edges
  • Window wells that fill like buckets and push water through the frame
  • Cracks in a poured wall, usually vertical and often near a corner
  • The floor drain or a toilet on the basement level, which points at the sewer rather than the yard
  • Around pipe penetrations where a service line enters the wall
  • A sump pit that overflowed because the pump failed or could not keep up

Where the water enters tells you the fix. Water at the cove joint is groundwater pressure, water at the window is surface water.

Heavy rain saturates the soil around your foundation. Saturated soil holds water against the wall and pushes, which is called hydrostatic pressure.

Concrete is not waterproof. Under enough pressure, water moves through hairline cracks and pores you cannot see.

The soil right against a foundation is usually backfill, looser than the ground beyond it, so rain collects there first.

That is why the leak arrives an hour into a storm and not at the first drop. It takes time for the ground to load up.

Getting the water out without damaging the floor

If the water is more than a couple of inches deep, do not pump it all out at once.

The water outside the walls is holding the floor and walls in place. Emptying fast can crack a slab or bow a wall.

Pump down about a third, wait overnight, and see whether the level holds. If it refills, the ground is still full.

For a shallow layer, a wet vacuum is faster and gentler than anything else you can rent.

The cheap outside fixes that solve most cases

Start with the roof, because a house sheds an enormous amount of rain into a very small area of ground.

  • Clean the gutters, then watch them during the next storm to see where they overflow
  • Extend every downspout at least 4 to 6 feet from the wall, further on a flat lot
  • Build the soil back up against the foundation so it falls away from the house
  • Cover or clear window wells, and add gravel so they drain instead of filling
  • Redirect the driveway and patio runoff that currently sheets toward the house

These are a weekend and a few hundred dollars, and they fix a genuine majority of wet basements.

Do them before anyone quotes you for interior waterproofing. Sealing the inside of a wall hides water rather than stopping it.

Mulch and flower beds banked up against the foundation are a common culprit. They hold rain exactly where you do not want it.

Check the window well drains too. Most have a gravel pit that silts up over the years and quietly stops working.

What to save and what to throw out

The rule is porous versus hard. Hard surfaces clean up, porous materials hold water in places you cannot reach.

  • Throw out carpet pad, particleboard furniture, mattresses, and wet cardboard boxes
  • Throw out fiberglass insulation that got soaked, because it stays wet inside the batt
  • Keep and clean solid wood, metal, glass, plastic bins, and sealed concrete
  • Keep drywall only if it was wet briefly and you open the cavity behind it
  • Photograph everything you discard, with a rough value, before it leaves the house

Papers and photos can be frozen in bags and dried later. That buys you weeks when the rest of the house needs attention.

Anything that touched Category 3 water goes, regardless of value. Disinfecting a soaked porous item is not realistic.

A lingering smell after cleanup is a warning, not a nuisance. A musty smell after water damage means something is still wet.

When the basement needs a sump pump or drain tile

If the outside fixes are done and water still arrives at the cove joint, the pressure is coming from below the slab.

That is what drain tile and a sump pump are for. They give the groundwater somewhere to go before it reaches your floor.

If you already have a sump and it flooded anyway, check the obvious three: power, float switch, and discharge line.

A frozen or crushed discharge line makes a working pump useless, and a storm outage kills a pump with no battery backup.
