You have serious water damage if the water was dirty, sat longer than 48 hours, reached wiring, left anything sagging or spongy, or the room smells musty.
Any one of those is enough. You do not need to score five out of five to take it seriously.
The trouble is that water damage is terrible at looking as bad as it is. A stain the size of a dinner plate can sit under six feet of soaked framing.

The five questions that tell you if water damage is serious
Run these in order. The first "yes" you hit sets the severity, and you stop guessing.
- How dirty was the water? Supply line and rain are one problem. Toilet, sewer, or outside floodwater is another entirely.
- How long has it been wet? Under 24 hours is a good position. Over 48 hours means you plan for mold.
- How much material is wet? One patch of drywall, or the carpet, pad, subfloor, and the bottom of two walls?
- What did it touch? Outlets, wiring, the panel, the furnace, or the underside of a floor changes the answer.
- What do you smell? A musty odor means microbial growth is already established.
One "yes" makes it serious. Two or more and it is a professional job, not a fan-and-hope job.

Signs of serious water damage you can actually see
These are the ones that mean the damage went past the paint and into the building itself.
- Sagging or bulging ceiling. Water is pooling above it. This one is a safety issue, not a repair issue.
- Soft, spongy, or springy floors. The subfloor is saturated or the wood underneath is failing.
- Cupped or buckled hardwood, where boards rise at the edges or lift off the subfloor.
- Bubbling, blistering, or peeling paint, which means moisture is pushing out from behind the surface.
- A stain that keeps growing or comes back after you paint over it.
- Rust or corrosion at fasteners, HVAC cabinets, or the base of appliances.
Press the wall or floor with your thumb. Firm is good news. If it gives, the material is done and has to come out.
A flat brown ring that is dry and hard is often just a scar from an old leak. A soft, dark, spreading mark is active.
Whether the wall itself survives is a separate question, and it has a real answer, decided by how long it stayed wet and how dirty the water was.
The hidden signs that matter more than the stain
Most of the water is somewhere you are not looking. These signs are how it announces itself.
A musty or earthy smell is the loudest one. That odor is microbial growth releasing gases, which means it is already established.
You cannot smell a small dry stain. If you can smell it, something behind the surface is still wet.
A water bill that jumped with no change in habits points at a supply leak under a slab or inside a wall.
Running water sounds when every fixture is off is the same signal, and it usually means pressurized line, not drain.
Allergy symptoms that ease when you leave the house and come back when you return are worth taking seriously, especially in one specific room.

How dirty the water was decides how urgent it is
The restoration standard, IICRC S500, splits water into three categories, and the category outranks the volume every time.
- Category 1, clean water. Supply lines, rain, a melted ice maker. Handleable if you move fast.
- Category 2, gray water. Dishwasher, washing machine, toilet overflow with no solids. Porous materials that soaked it up come out.
- Category 3, black water. Sewage, toilet trap water, or outside floodwater. A health hazard, and not a DIY situation.
Half a cup of sewage on a bathroom floor is more serious than an inch of clean water in a tiled utility room. Volume is not severity.
Categories also decay with time. Clean water sitting in a warm wall for two days is no longer clean water, and it should not be treated as such.

How much is wet decides how hard it is to dry
The same standard grades the size of the job in classes, based on how much material got wet and how fast it can give the water back.
Small area, mostly hard surfaces, is the easy end. Water absorbed into carpet pad, insulation, and subfloor across a whole room is the hard end.
The hardest class is water trapped in materials that barely breathe: hardwood, plaster, concrete, and the space under a floating floor.
This is why a professional quote for two rooms can be many times the quote for one. You are paying for days of equipment, not square feet.
Why the wet area is always bigger than the stain
Water does not stay where it landed. It follows gravity first, then capillary action, and neither one respects the outline of the mark you can see.
It runs along the top of a slab, under wall plates, and down the outside of a joist, which is how a leaking dishwasher ends up wetting a bedroom two rooms away.
Gypsum wicks water upward, often 12 to 24 inches above the visible waterline, which is why restoration crews cut higher than the mark. Whether the board survives the soaking is covered in when wet drywall has to be replaced.
Vinyl plank, sheet vinyl, and tile all act like lids. The surface looks fine while the subfloor underneath stays soaked for weeks.
So the size of the stain tells you almost nothing about the size of the job. The meter readings do.
How a professional actually measures severity
An inspection is not someone looking at your ceiling and nodding. It is numbers on a page, and you should ask to see them.
A moisture meter reads how wet a material is. A pinless meter scans through paint, and pins go into the material for a direct reading.
The reading only means something next to a dry standard, which is the same material in an unaffected part of the house.
A thermal camera maps the shape of the wet area by temperature, since evaporating water leaves a surface cooler than its surroundings.
Thermal cameras do not see moisture, only temperature, so any cold patch still has to be confirmed with a meter. Anyone skipping that step is guessing.
Ask for a written daily moisture log. That document is what proves the drying worked, and it is what an adjuster wants to see later.
The signs that make it an emergency tonight
Some of these are not "serious." They are get out and call someone.
- Water at or above outlet height, or touching cords, power strips, or the breaker panel.
- A ceiling that is sagging, bulging, or dripping over a space anyone walks through.
- Sewage in the living space, from any source.
- Water still actively coming in that you cannot shut off.
- Any smell of gas, or water around the furnace or water heater.
Never step into standing water that could be energized. Cut the power at the panel only if you can reach it from a dry spot.

Water damage stops being a property issue at the point where the air changes, and that point comes faster than most people expect.
The EPA's rough threshold is about 10 square feet of mold, roughly a 3 foot by 3 foot patch. Bigger than that is generally a job for a crew with containment.
That is a guideline for the visible growth, not the whole story. Mold inside a wall cavity can be far larger than the patch you can see.
People with asthma, allergies, or weakened immune systems react sooner and harder. In those households, treat any musty room as serious.
Color does not grade the risk the way the internet suggests. What matters is whether mold from water damage is dangerous in the amount and place you have it.

That means extract the water, pull the baseboard, run air movers and a dehumidifier, and check readings daily until they flatten out.
Call a professional when the water was dirty, when it has been more than 48 hours, when more than one room is affected, or when a ceiling is involved.
